Rental Application & Leasing Process
We will be in contact with you to gather some general information, answer any questions, and to schedule a showing. You will need to provide us with several times that work for you, as we have to give our current tenants 24-hour notice.
At the showing, we will inform you about all of our policies, move-in/out dates, utility responsibilities, and other important information pertaining to the property. If you decide that you would like to lease one of our properties, you will then be required to fill out our rental application in its entirety. The rental application can be viewed above.
We will now review your rental application over the next two to three business days. If you are approved, we will email you the lease to sign. In some instances, a co-signer may be required to sign as a guarantor. Being approved does not mean that the unit will be held for you. The unit is not yours until the lease is signed and the security deposit/rent for the first month is received by us. You will be emailed a secure link to pay the security deposit and first-month rent online.
Several weeks before the start of your lease term, you will receive an email containing instructions on how to get utilities into your name. On move-in day, we will meet you at the property to give you the keys and our move-in documents packet. A property damage checklist form will be emailed to you which will need to be completed within 3 days of moving in. The purpose of this form is for you to report any damages that are already present in the unit when you move in.
Several months before the end of your lease term, we may contact you in regards to resigning the lease for the next rental term. If you are interested in resigning, we will update you on any changes, and email you a new lease to sign. If you plan on moving out, we will send you our move-out documents packet several weeks before you move-out. This packet will detail the entire move-out process as well as cleaning expectations.
