A co-signer may be required to sign as a guarantor. This is dependent on the applicant's employment/monthly income that can be verified, credit score, and previous rental history.
Our rental leases run for one year.
The rental lease will be emailed to you for review and to electronically sign. You will also need to pay the security deposit and first month's rent at this time. You will be given instructions on how to complete these payments.
Rent is always due on the 1st of the month, by 11:59 p.m. central time. You will be subject to late fees if the payment is not made by then. We use an online payment processor that enables you to make payments on weekends and holidays. We only accept one rent payment per unit. The payment needs to come from the same resident each month unless you inform us that you would like to make a change.
Smoking is not permitted in any of our rental units or common areas. Residents who smoke in the unit will be billed for subsequent damages.
Subleasing is permitted. If you would like to sublease your unit, we will provide you with our sublease information packet to ensure a successful sublease. You will be required to find the subtenant, and the subtenant will be required to fill out our rental application for approval. If the subtenant is approved, you will need to pay the sublease fee per your lease agreement.
Within 30 days from the end of your lease term. You will need to provide us with your new address.
When you move in you will be emailed a property condition checklist form which you will need to complete within 3 days. This is your opportunity to report any damages that are already present.
At the showing, you will be informed on what utilities you will be responsible for. Your lease will also outline this in full detail.

For applicants that can't come to a showing in person, we offer virtual showings. We will coordinate a time that works best for you.
Several weeks before the end of your lease term, we will send you our move-out documents packet. This will inform you of our cleaning expectations and everything you need to know.
